Prime Finance, a leading commercial real estate credit platform, today announced its acquisition of a portfolio of eight performing commercial real estate loans with an aggregate unpaid principal balance of approximately $760 million from Blackstone Real Estate Debt Strategies (“BREDS”). The portfolio is backed by a diversified mix of office and multifamily properties across five U.S. states.
“As commercial real estate capital structures continue to reset, we are identifying a growing set of opportunities across property types and geographies,” said Seth Fisher, Principal and Head of Strategic Capital Solutions at Prime Finance. “The combination of quality underlying real estate, meaningful sponsor equity and an attractive basis made this a compelling investment for Prime Finance, and our experience navigating complex situations uniquely positions us to manage the portfolio and pursue the right outcome for each investment.”
The acquisition comes amid increased recapitalization activity across the commercial real estate market following several years of dislocation, as property values reset and buyers and sellers increasingly find common ground. Meanwhile, legacy capital structures continue to roll over, driving demand for new capital and financing solutions.
Prime Finance’s Strategic Capital Solutions strategy is well positioned to capitalize on this market recalibration through a flexible mandate that includes secondary-market loan acquisitions and customized capital solutions for commercial real estate owners and sponsors, while benefiting from the firm’s broader capabilities as a top 10 commercial real estate debt investor.
“Prime Finance has built a platform designed to deploy capital across a wide range of market environments, and transactions like this demonstrate the value of that approach,” said John Atwater, Co-Founder and Managing Partner at Prime Finance. “We are confident that our flexible capital, deep investment expertise and ability to execute at scale will allow us to continue capitalizing on attractive opportunities.”
Polsinelli served as legal counsel to Prime Finance. CBRE served as loan sale adviser to BREDS and Gibson Dunn served as legal counsel.
